Embedded pad-ready expansion that can boost NOI without rent growth underscores why grocery-anchored centers with value-add levers remain attractive to equity and lenders.

Brixton Capital has acquired Oak Grove Plaza, a 120,552-square-foot, grocery-anchored shopping center in Sachse, just outside Dallas. The retail property was purchased from Nuveen for an undisclosed price, adding a Class A asset to Brixton’s portfolio. The center is positioned along Highway 78 and is designed to serve the surrounding community’s daily shopping and service needs.

Oak Grove Plaza is located at 5190-5250 Highway 78 in Sachse, Texas, spanning 15 acres. The shopping center consists of two in-line retail buildings and a separate Kroger gas pad on the site. Kroger serves as the anchor tenant and has maintained operations at the property for 23 years, providing long-term grocery traffic and stability for the tenant mix.

The tenant roster extends beyond the anchor grocer, featuring a collection of food and service operators and medical providers. Food offerings at the center include Wingstop, Subway and Domino’s Pizza, complementing the grocery anchor by drawing consistent customer visits throughout the day. Educational and enrichment services are represented by Kumon.

Daily-needs and professional services further round out the lineup, including Baylor Scott & White Primary Care, Oak Tree Dental and Athletico Physical Therapy, which bring recurring visits tied to healthcare and wellness. The UPS Store adds shipping, mailbox and business services to the property, supporting both residents and local businesses. Together, these tenants position Oak Grove Plaza as a convenience-oriented destination within the Sachse community.

The site offers Brixton Capital an opportunity to unlock additional value through physical expansion. The acquisition includes the ability to develop an additional pad on the property, which would allow for new tenancy and added income. According to the transaction details, expanding with another pad has the potential to increase net operating income on top of the basis Brixton established at acquisition, without depending on rent growth at the existing improvements.

CBRE played multiple roles in the transaction. Jim Batjer and Harrison Tye of CBRE represented both Nuveen and Brixton Capital in the sale of Oak Grove Plaza. In a separate assignment tied to the deal, Michael Cosby and Tom Burns of CBRE arranged financing on behalf of Brixton. The combination of long-tenured grocery tenancy, complementary daily-needs retailers and an embedded development opportunity distinguishes Oak Grove Plaza as a notable retail investment in the Sachse market.
