Vancouver Housing Community Sells for $30M
CRE Market Beat Take
The sale of a 213-site, institutional-quality manufactured housing community at scale underscores sustained investor demand for stabilized land-lease assets in constrained growth corridors.

Vista Del Rio, a long-established manufactured housing community in Vancouver, Washington, has been sold in a $30 million transaction. The 213-site property is located at 17401 SE 39th Street in East Vancouver and has been a fixture in the area for decades. Colliers announced the sale and highlighted the property as a sizable and institutionally scaled manufactured housing asset within a key residential growth corridor.

The buyer, Desimone Enterprises LLC, acquired Vista Del Rio from Vista Del Rio Corporation. Colliers Vice President Alex Cheng represented both the buyer and the seller in the transaction. Cheng’s dual representation underscores Colliers’ role in coordinating the deal between the long-term ownership group and the new investor. The transaction formalizes a change in ownership for a community that has been closely associated with the same family for many years.

Vista Del Rio was developed in 1978 and has been operated by the Nielsen family for nearly five decades. Over that period, the community has evolved into a mature, stable housing option within East Vancouver. The property’s long tenure under the same family ownership has contributed to its established reputation among residents and within the local manufactured housing market.

The community spans approximately 34 acres, providing a relatively low-density residential setting for its 213 homesites. Its location roughly 10 miles east of Vancouver’s Waterfront District places it within one of the region’s recognized residential growth corridors. This positioning offers proximity to broader Vancouver amenities while maintaining a residential environment east of the city’s core.

Commenting on the transaction, Cheng noted that opportunities to acquire institutional-quality manufactured housing communities of this scale are becoming increasingly rare. He described Vista Del Rio as combining strong operational performance with a high-quality resident experience and long-term upside potential. His remarks point to the property’s appeal for investors seeking established, income-producing manufactured housing assets in supply-constrained segments of the market.

The sale of Vista Del Rio also marks a meaningful transition for the local community. After nearly five decades under Nielsen family operation, the asset will move forward under new institutional ownership. While specific plans under the new owner were not disclosed, the transaction signals continued investor interest in stabilized manufactured housing communities in growing residential corridors around Vancouver. The closing reinforces the role of manufactured housing as a durable component of the regional housing stock and investment landscape.
