Intersection Development is preparing to start construction on SISU Roosevelt and Arcada, two linked projects that together represent more than $70 million of investment in Roosevelt Row. The redevelopment will deliver 125 new residences while preserving and reusing historic buildings already on the site, combining new construction with adaptive reuse within the arts-focused district.
SISU will rise as a 12-story mixed-use tower at 821 N. First Ave., designed to introduce additional residential density and street activity to the corridor. Plans call for an elevated pool and amenity deck for residents, along with a rooftop event space that will add programmed activity and views over the surrounding neighborhood. Ground-floor retail space and boutique office components are expected to further activate the street level and support a broader mix of commercial uses in Roosevelt Row.
Arcada, located at 801 N. First Ave., will be anchored by the historic Stoddard-Harmon House. Intersection Development intends to retain and integrate the property’s historic structures, pairing them with new food and beverage offerings from Clive Collective. Clive Collective plans to open three distinct concepts on the site, positioning Arcada as a dining and nightlife destination that complements the adjacent residential and office uses.
The two projects represent the next phase of Fascination Street, Intersection Development’s planned pedestrian connection running through Roosevelt Row. SISU Roosevelt and Arcada are being organized to frame and support this pedestrian-focused environment, tying together new and existing assets while preserving neighborhood character through the reuse of historic buildings.
Fascination Street is envisioned along the alley between First and Central Avenues, creating a walkable route between McKinley and Roosevelt Streets. Once complete, the route will connect Arcada and the existing Hardware Store property with SISU and Atari Hotels Phoenix, linking a series of residential, retail, hospitality, and entertainment destinations within a continuous pedestrian corridor. The combined program is intended to add housing, commercial space, and nightlife offerings while reinforcing Roosevelt Row’s position as a dense, experience-driven urban neighborhood.
