Dermody has started construction on LogistiCenter at Berkeley, a new industrial facility planned for 5300 St. Charles Road in Berkeley, Illinois. The project will replace an older, functionally obsolete industrial building with a modern 357,619-square-foot logistics facility designed to support contemporary industrial users.
The redevelopment is described as part of a broader effort to attract businesses that can bring new jobs to the community and help grow the local tax base. By upgrading outdated space into a current-generation facility, the project is intended to align with the needs of today's logistics and distribution operations while contributing to the municipality's long-term economic objectives.
Dermody is represented on the project by JLL. The JLL team includes Senior Managing Director Charlie Kenning, Senior Vice President Jackie Shropshire, and Vice Chairman Dan McGillicuddy. Their role centers on supporting Dermody's efforts to position and market the new industrial asset to potential users.
Neal Driscoll, Midwest Region Partner at Dermody, noted that the infill location provides an opportunity for customers to serve the greater Chicago market efficiently from a single facility. He emphasized that the project's position within one of North America's key logistics hubs is a central feature of its appeal to prospective industrial occupiers.
The planned LogistiCenter at Berkeley will include 40-foot clear ceiling heights, giving users flexibility for high-cube storage and modern racking configurations. The design also calls for 57 dock-high doors, supporting truck loading and unloading operations for a variety of distribution and logistics uses.
Parking and trailer storage are integral parts of the site plan. The project will offer 357 car parking spaces to accommodate employee and visitor vehicles, along with 63 trailer stalls to support truck staging and fleet operations associated with logistics and warehouse users.
Connectivity to regional and national transportation infrastructure is a defining characteristic of the property. The site has immediate access to Interstate 290 and is only minutes from Interstates 294 and 88, providing multiple highway options for freight movement. The development is also located near a Union Pacific intermodal facility, enhancing access to rail-based logistics networks.
In addition, LogistiCenter at Berkeley is situated approximately eight miles from O'Hare International Airport. This proximity to a major air cargo hub further supports time-sensitive distribution and logistics operations, reinforcing the project's positioning within the broader Chicago industrial and transportation ecosystem.
