Trammell Crow Company has started construction on Phase II of Sewell Corporate Park in Hillsboro, Oregon, an industrial project located about 20 miles west of Portland. The new phase continues the build-out of the park, which is positioned to serve companies on the west side of the metro area.
Phase II is planned on a 17.76-acre site and will deliver two speculative industrial buildings totaling 294,700 square feet. The buildings are being brought out of the ground without pre-committed tenants, targeting demand from regional businesses that need modern industrial space.
The launch of Phase II follows the completion of Phase I less than a year earlier. That initial phase delivered two buildings totaling 396,212 square feet, establishing the first portion of Sewell Corporate Park. Together, the four Phase I and Phase II structures represent a sizable industrial cluster in Hillsboro aimed at supporting a range of industrial and logistics uses.
Clayton Madey of Macadam Forbes is marketing the three remaining buildings at Sewell Corporate Park for sale or for lease. This assignment covers a mix of newly delivered Phase I product and upcoming Phase II space, offering users and investors flexibility across purchase and leasing options.
According to Steve Sieber, a principal with Trammell Crow Company in Portland, the firm views itself as the most active developer in both Hillsboro and the broader Sunset Corridor. He noted that Phase II of Sewell Corporate Park is focused on serving the needs of west side high tech businesses and the companies that support those users.
Design work for Phase II has been led by MDG Architecture, while Perlo Construction is serving as the general contractor. The combination of local design and construction teams reflects an effort to deliver contemporary industrial product tailored to the needs of technology and related industrial users on Portland’s west side.
Beyond Sewell Corporate Park, Trammell Crow Company is also advancing the VanRose Technology Center in Hillsboro. That separate project is planned as a 303,969-square-foot logistics building, further expanding the pipeline of modern industrial space in the area. Together, Sewell Corporate Park and VanRose Technology Center add notable scale to Hillsboro’s industrial inventory and underscore ongoing development activity in the Sunset Corridor industrial market.
