Long-term HQ relocations and a subtenant converting to a direct lease suggest that targeted capex into well-located office towers can still attract durable tenancy and support occupancy.

A recently completed $100 million renovation at The Swig Company’s 1411 Broadway has been followed by a series of substantial leasing commitments totaling more than 182,000 square feet at the Midtown office tower. The latest signings include a headquarters relocation by software firm Zeta Global, long-term space commitments from beauty and cosmetics group Amorepacific, and an expansion by apparel company Republic Clothing Corp.

Zeta Global has executed a 10-year lease for approximately 50,500 square feet across the entire 38th and 39th floors of 1411 Broadway. According to reporting from the New York Business Journal, this transaction doubles the company’s footprint in the building and includes a relocation of its headquarters into the newly renovated space.

Amorepacific, a South Korean beauty and cosmetics company, has also committed to a 10-year lease totaling about 50,500 square feet at the tower. The firm is moving its headquarters from nearby 1407 Broadway, consolidating its presence within the same Broadway corridor while stepping into upgraded space at 1411 Broadway.

Republic Clothing Corp., which had been occupying space in the property as a subtenant, has converted its position into a long-term direct agreement with ownership. The apparel company signed a 15-year direct lease for 81,000 square feet spanning three floors, securing its tenancy in the building and adding to the property’s recent run of leasing activity.

Ownership of 1411 Broadway is held by The Swig Company, which has undertaken a broad capital improvement program at the tower. Recent work has included a new building entrance and facade, a reimagined Broadway plaza, and other upgrades aimed at enhancing the office environment and tenant experience.

The leasing momentum of the past 18 months has materially improved the building’s occupancy profile. With the trio of new long-term leases in place, occupancy at 1411 Broadway is expected to reach approximately 90% by year-end, underscoring tenant demand for renovated office space in this segment of Midtown.

Further amenity enhancements are planned, with a new rooftop amenity space scheduled to open in early 2028. CBRE represented ownership in negotiating the recent lease transactions at the property.
