Colliers has finalized the sale of Eagan Medical Center, an outpatient healthcare facility in the Twin Cities metro. The property is located at 1185 Town Centre Drive in Eagan, Minnesota, and serves as a multi-tenant medical destination for a range of specialty providers.
The transaction involved the disposition of a 43,419-square-foot medical office building that has been repositioned as a dedicated healthcare asset. Colliers handled the sale on behalf of the seller, Tareen Development Partners (TDP), a Twin Cities-based real estate development firm focused on multifamily, mixed-use and community-driven projects across the Midwest.
The Colliers team of Tom O’Brien, Louis Suarez, Jordan Selbiger and Misty Bowe led the assignment and represented TDP in the sale. Their mandate covered marketing the fully branded Eagan Medical Center to the investment community and highlighting the property’s healthcare-focused improvements and tenant mix.
TDP originally acquired the asset in December 2024, marking the start of a value-add initiative. Following the acquisition, the firm rebranded the former Town Centre Plaza as Eagan Medical Center, a move that aligned the property with its evolving tenant roster and medical office positioning. According to O’Brien, the rebranding, targeted capital improvements and focused leasing efforts were central to the business plan.
Those efforts delivered a curated mix of healthcare providers and helped define the building as a specialty medical destination. Eagan Medical Center is anchored by MNGI Digestive Health, Minnesota Urology and Tareen Dermatology, supported by a complementary group of additional specialty healthcare tenants. The tenancy underscores sustained demand for outpatient medical space in well-located suburban settings within the Twin Cities region.
Situated near the intersection of Interstates 35E and 494, the property offers convenient regional access for patients and providers. The site includes both surface and underground parking, providing ample on-site parking capacity for visitors and staff. This transportation access and parking configuration supports high-frequency outpatient use and positions the building competitively within the local medical office market.
While specific pricing and buyer information were not disclosed, Colliers reported strong investor interest in the asset following TDP’s repositioning program. The sale of Eagan Medical Center concludes TDP’s value-add hold period and reflects ongoing capital flows into stabilized, specialty-focused medical office properties in the Twin Cities metro.
