Marcus & Millichap has arranged the sale of a single-tenant manufacturing facility at 6901 Rolling Mill Road in Baltimore, with the property trading for $9.96 million. The asset is configured as a dedicated manufacturing site and is occupied by one tenant, reflecting a focused industrial use profile within the local market.

The facility totals 75,000 square feet and sits on 6.44 acres, combining industrial and office components with on-site outdoor storage. According to details released with the sale announcement, the building includes approximately 69,170 square feet of warehouse space alongside 6,730 square feet of office space, supporting both production and administrative functions under one roof.

The property has a long-running occupancy history with Dejana Truck and Utility Equipment, which has operated at the location for 21 years. Marcus & Millichap reported that the tenant is a subsidiary of a publicly traded company and has maintained its presence at the site for more than two decades. The brokers involved in the transaction noted that the facility’s specialized features, together with the established tenure of the tenant’s operations, made the building particularly well aligned with the tenant’s business needs.

Senior managing director of investments John Merrey, based in Marcus & Millichap’s Washington, D.C., office, commented that the combination of the property’s characteristics and the tenant’s long operating history supported the investment thesis for the buyer. Merrey and colleague John Faus, both with Marcus & Millichap, exclusively marketed the asset on behalf of the seller and secured the purchaser.

The seller in the transaction is described as a Maryland-based private investment company. On the buy side, the acquisition was completed by a New York-based, institutionally backed investment fund, underscoring ongoing institutional interest in stabilized, income-producing industrial assets. The property remains leased to the existing tenant, and its configuration with warehouse, office space, and outdoor storage positions it as a specialized manufacturing location within the Baltimore industrial landscape.

With a long-term occupant, a clearly defined industrial use, and a single-tenant structure, the 6901 Rolling Mill Road facility represents a fully leased manufacturing asset changing hands between private and institutional capital, facilitated by Marcus & Millichap’s investment sales team.
