Pre-leasing is underway at Belmora, a new boutique rental community taking shape along the Belmont commercial corridor in Chicago’s Lakeview neighborhood. Cross Street and Mavrek have begun marketing the first residences at the property, located at 919 W. Belmont Ave., positioning the project as a transit-oriented option near the Belmont CTA station.

The development is planned as a five-story mixed-use community delivered in two phases. The initial phase at 919 W. Belmont will introduce 46 apartments set above approximately 5,700 square feet of ground-floor retail space. That retail component will be anchored by Studio Three, a national boutique fitness brand that originated in Chicago and is expanding its footprint with this location.

A second phase of Belmora is planned immediately next door at 917 W. Belmont. This follow-on building is described as similarly sized to the first phase and is programmed to add another 46 apartments to the overall community. Plans for the second phase also include approximately 5,300 square feet of ground-floor retail space, which is slated to be anchored by Foxtrot Café & Market.

The first residents at Belmora are expected to move in later this fall, as the initial wave of apartment deliveries comes to market. With leasing now open ahead of that timeline, the project is entering its initial absorption period while the second phase remains in the planning and delivery pipeline.

Belmora’s location places residents directly along the Belmont commercial corridor and adjacent to the Belmont CTA station, emphasizing its transit-oriented character. The site offers access to multiple train lines and bus connections, giving residents car-optional connectivity to other parts of the city.

In addition to its transit access, the property is within walking distance of a concentration of neighborhood amenities in Lakeview. The surrounding area features a range of restaurants, entertainment venues and retail offerings, including a new Whole Foods, supporting the project’s mixed-use positioning and its ground-floor retail tenants.

With a combination of boutique-scale residential inventory, fitness and food-and-beverage anchors, and immediate rail access, Belmora is adding new multifamily and retail space to one of Lakeview’s most active commercial corridors as pre-leasing gets underway.
