This refinancing highlights continued private credit willingness to write large, interest-only senior loans on stabilized Class A multifamily in fast-growing Texas suburbs. Sponsors with newer product in high-growth corridors may still find competitive execution despite broader rate volatility.

Walker & Dunlop has arranged a $117.3 million refinancing package for a three-property multifamily portfolio located in growth markets across Texas. The Class A communities, which together comprise 960 rental units, are spread across the Austin and Dallas-Fort Worth metropolitan areas and are managed by Greystar.

The Capital Markets Institutional Advisory group within Walker & Dunlop served as exclusive advisor on the transaction. The firm structured and arranged the financing with Benefit Street Partners as the lender. The debt package consists of floating-rate, interest-only loans covering all three assets in the portfolio.

The advisory team from Walker & Dunlop included Jordan Casella, Aaron Appel, Adam Schwartz, Jonathan Schwartz, Keith Kurland, Christopher de Raet, and Nicholas Gilhooley. Their mandate encompassed sourcing the capital, structuring the loans, and coordinating execution for the sponsor across multiple Texas metros.

The refinanced properties are all recently delivered Class A communities. Austin Avenue, a 312-unit multifamily asset located in Georgetown, Texas, was completed in 2022. Aven Ridge, another 312-unit community located in Leander, Texas, reached completion in 2021. Latitude Magnolia, a 336-unit community located in Aubrey, Texas, within the Dallas-Fort Worth metropolitan area, was also completed in 2021. Greystar is responsible for the management of all three communities.

The portfolio is positioned in suburban markets that have experienced rapid recent population growth. According to the information cited in connection with the transaction, Georgetown and Leander have expanded their populations by 58.5% and 53.8%, respectively, since 2020. In addition, four of the nation’s five fastest-growing cities in 2025 were located within the Dallas-Fort Worth metropolitan area, underscoring the broader regional demand backdrop for rental housing.

The refinancing aligns relatively new, institutionally managed multifamily assets with floating-rate, interest-only debt, and pairs them with a private credit lender active in the sector. The transaction highlights ongoing capital availability for stabilized, Class A rental communities in high-growth Texas markets and reflects continued engagement from institutional capital providers such as Benefit Street Partners and Walker & Dunlop in arranging and funding large-scale multifamily loans.
