JLL Capital Markets has arranged acquisition financing for the Hyatt Regency Savannah, a 351-key full-service hotel located along the Savannah River in the heart of the city's nationally designated Historic District. Working on behalf of the borrowing entity, a joint venture between affiliates of Certares Real Estate Management and Clearview Hotel Capital, JLL secured a floating-rate loan provided by Real Estate at Goldman Sachs Alternatives to support the purchase.
The hotel was sold by Ashford Hospitality Trust for $158 million. The transaction transfers ownership of a large riverfront hospitality asset in Savannah's Historic District to the joint venture backed by affiliates of Certares Real Estate Management and Clearview Hotel Capital, with financing structured and sourced through JLL Capital Markets.
The Hyatt Regency Savannah offers 351 guest rooms, including 31 suites. The property features 40,564 square feet of meeting and event space across eight venues, which the parties describe as more than any other hotel in the Historic District. Event offerings include the 11,000-square-foot Harborside Ballroom, which can accommodate up to 1,300 guests, positioning the hotel as a significant group and event destination within the market.
On the amenities side, the property includes a full-service restaurant and bar, an indoor pool, and a fitness center. For guests and event attendees arriving by car, the hotel also provides 300 on-site covered parking spaces, supporting both transient and group demand.
The JLL Hotels & Hospitality team that led the financing assignment consisted of Kevin Davis, Andrew Dickey, Mark Fisher and Pierce Rutledge. Acting on behalf of the joint venture between affiliates of Certares Real Estate Management and Clearview Hotel Capital, the team arranged the floating-rate loan through Real Estate at Goldman Sachs Alternatives in connection with the joint venture's acquisition of the Hyatt Regency Savannah from Ashford Hospitality Trust.
The combination of a sizable hotel key count, extensive meeting and event space, and a riverfront location in the Historic District underscores the scale and profile of the asset involved in this sale and financing. With a nationally branded flag and broad event capabilities, the property represents a prominent hospitality holding within the Savannah market for the new ownership venture and its lending partner.
