Dezer Development is advancing plans for a new multifamily project called Dezerland Park West in Sunny Isles Beach, proposing a total of 600 residential units alongside retail and parking. According to reporting cited from the South Florida Business Journal, the development program calls for a 14-story building with 269 apartments and 4,526 square feet of retail space, an eight-story building with 317 apartments, 14 townhouses, and an eight-story parking garage with 940 spaces.
The residential mix would include 150 studio apartments, 211 one-bedroom units, 166 two-bedroom units, and 59 three-bedroom units, supplemented by the 14 townhouses. Apartment sizes are planned to range from 500 to 1,523 square feet, while each townhouse would measure 1,332 square feet. The plans also include approximately 20,000 square feet of amenities within the apartment buildings, with a pool courtyard among the programmed features.
Design work for Dezerland Park West has been undertaken by MSA Architects, based in Miami. The project remains subject to final approvals from the local government in Sunny Isles Beach, and Dezer Development is expected to pay roughly $24.5 million in impact and permit fees to the city in connection with the proposal.
In addition to Dezerland Park West, Dezer Development is continuing work on Bentley Residences Miami, a separate 62-story project in Sunny Isles Beach. That tower is moving forward following the developer’s securing of a $630 million construction loan, indicating a significant capital commitment to large-scale residential development in the same coastal community.
The combination of a large-unit-count multifamily plan at Dezerland Park West, a meaningful package of municipal fees, and a separately financed high-rise project illustrates the scale and complexity of ongoing residential development activity in Sunny Isles Beach. As the Dezerland Park West proposal advances through the approvals process, its final configuration and timing will depend on municipal review and permitting outcomes.
