Tishman Speyer’s TS Communities has secured financing to move forward with the next residential phase of Edgemere Commons, a master-planned, 100% affordable neighborhood in Far Rockaway, Queens being advanced in collaboration with New York City and New York State housing agencies. The new phase, known as Edgemere Commons B2, will be the third apartment building in the complex and is set to begin construction in the coming weeks.
The Edgemere Commons B2 tower is planned as a 17-story multifamily property that will include 300 apartments along with 6,000 square feet of ground-floor, neighborhood-oriented retail space. The residential mix will range from studios to three-bedroom units, extending affordability across a broad spectrum of household sizes.
According to project details, 255 of the 300 apartments are designated as affordable units for households earning between 30% and 80% of Area Median Income. The remaining 45 apartments will serve as supportive housing for formerly homeless individuals. Social services for these residents will be provided by Breaking Ground, which is already partnering with TS Communities at the adjacent Edgemere Commons Building A2.
Located at 332 Beach 52nd St., Edgemere Commons B2 continues the larger build-out of the Edgemere Commons plan, which is intended to create a fully affordable residential community supported by public-sector housing partners. The inclusion of street-level retail space is designed to provide local-serving commercial options for residents and the surrounding neighborhood.
Beyond vertical construction, TS Communities will advance public-realm work tied to the project. As part of the B2 phase, the firm will install new landscaping and bioswales along Beach 52nd Street, adding stormwater management and greenery to the streetscape. The developer will also continue work on Peninsula Way, a new cross street that is being constructed as a component of the broader Edgemere Commons infrastructure plan.
Construction on Edgemere Commons B2 is scheduled to commence in the near term, with completion targeted for late 2028. Once delivered, the building will add another tranche of income-restricted and supportive units to the Edgemere Commons campus, expanding housing options for low- and moderate-income households as well as for formerly homeless residents in Far Rockaway.
The project illustrates the ongoing collaboration between TS Communities, municipal and state housing agencies, and nonprofit service provider Breaking Ground to pair affordable and supportive housing with incremental neighborhood retail and public-realm improvements. With financing now in place for B2, the Edgemere Commons master plan continues to progress through its multi-building rollout.
