JLL has been appointed exclusive leasing agent for Commerce Park 71, a 165-acre industrial development located in Burbank, Ohio. The project, owned by WCP, is positioned along the Interstate 71 corridor in Northeast Ohio and is being marketed to a broad range of industrial users seeking substantial power capacity and regional connectivity.
The site is distinguished by access to more than 200 megawatts of power, a level of electric capacity that is designed to meet the needs of users with intensive operational requirements. This includes potential tenants such as large-scale distribution operations and advanced manufacturing facilities that typically require robust and reliable energy infrastructure. JLL is highlighting this power profile as a core differentiator for the park within the regional industrial landscape.
Commerce Park 71 has been planned with a flexible parcelization strategy, allowing the 165-acre site to be divided into tracts as small as five acres. This configuration is intended to support a mix of user sizes, from single-tenant, large-format facilities to smaller industrial footprints. By accommodating a range of site sizes, the park can potentially support a multi-tenant environment that serves varied operational models within logistics and production.
Leasing efforts are being led by JLL Executive Managing Director Joe Messina, Managing Director David Stecker, and Associate Joe Warren. The team is representing WCP as the park owner in marketing the site to prospective users. In describing the opportunity, Stecker noted that Commerce Park 71 aligns with many of the key requirements that industrial occupiers are currently prioritizing, particularly for operations that depend on significant electrical capacity.
Transportation access is another focal point of the marketing strategy. The park offers direct connectivity to Interstate 71, supporting efficient truck access to major Midwest markets. The site is approximately 45 minutes from downtown Cleveland and 35 minutes from Cleveland-Hopkins International Airport, providing reach into the region’s labor pools and air cargo infrastructure. Columbus lies about 80 miles to the south, further enhancing north-south distribution potential along the corridor.
From a broader regional perspective, Commerce Park 71 is positioned within driving distance of several major Midwest and Great Lakes markets. Chicago, Cincinnati, Detroit, Indianapolis, Pittsburgh, and other regional population and industrial centers are all within roughly a five-hour drive. This catchment area underscores the park’s potential role as a hub for regional and multistate distribution, as well as manufacturing operations that require both power and highway connectivity.
With JLL now in place as exclusive leasing agent, the focus turns to matching the site’s power and location advantages with users that can leverage its scale and flexibility. The combination of large available acreage, subdividable parcels, and high-capacity power positions Commerce Park 71 as a notable option for occupiers seeking to expand or reconfigure their industrial footprint in Northeast Ohio.
