Weidner Apartment Homes has expanded its Austin-area holdings with the acquisition of Solaris House, a 341-unit high-rise apartment community in the Domain submarket of North Austin. The seller was Brandywine Realty Trust, transferring ownership of the newly built property to Weidner as the firm grows its multifamily footprint in the region.
JLL represented Brandywine Realty Trust in the disposition of Solaris House, advising the seller on the investment sale. In addition to handling the marketing and sales process, JLL’s Capital Markets platform also supported the buyer by arranging acquisition financing for Weidner through Nationwide.
With this latest purchase, Weidner now controls five multifamily communities in the Austin metropolitan area. The Solaris House acquisition brings the company’s local portfolio to a total of 1,560 apartment units, reflecting a continued concentration of institutional multifamily ownership in and around the Domain.
Delivered in 2024, Solaris House is a 13-story high-rise offering rental units that average 945 square feet. The property is designed with a contemporary amenity mix, including a fitness center, coworking lounge, pet spa and outdoor lounge areas tailored to residents seeking on-site lifestyle and work-from-home conveniences.
The building’s rooftop pool deck serves as a key feature of the community, providing private cabanas, grilling stations and a turfed recreation area. From this elevated space, residents have access to sweeping views of the surrounding North Austin environment, further differentiating the property within the Domain submarket.
JLL’s Capital Markets Investment Sales and Advisory team represented the seller in the transaction, led by Robert Wooten, Ryan McBride and Robert Arzola. On the financing side, JLL’s Capital Markets Debt Advisory team arranged the acquisition loan, with Tom Wilson, Jayme Nelson and Jake Davidson leading the debt assignment.
Nationwide provided the acquisition financing secured by Solaris House, adding a life insurance company lender to the capital stack for this recently completed multifamily asset. Together, the investment sale and financing components illustrate ongoing institutional activity around newer, amenity-rich multifamily towers in the Domain area of North Austin.
