Hunt Realty Investments is collaborating with Prologis on a build-to-suit joint venture at Terrell 20 Business Park, an industrial park in Terrell, Texas located roughly 30 miles east of Dallas. The partnership focuses on new logistics facilities within the park, which is fully entitled and positioned as a large-scale industrial development site.
The master-planned Terrell 20 Business Park spans 780 acres and is entitled to accommodate up to 11,500,000 square feet of total development at full build-out. Within that capacity, the partners indicate that individual buildings could reach as large as 1,900,000 square feet, allowing for a range of modern bulk distribution and logistics configurations.
The industrial park sits in a growing logistics and distribution corridor that has recently attracted major corporate occupiers. Companies such as Amazon, Walmart and AutoZone have established operations in the broader area, underscoring tenant demand for large-format distribution space and proximity to transportation infrastructure.
Terrell 20 Business Park is described as centrally located with direct access to regional and national freight routes. The site benefits from immediate connectivity to Interstate 20, providing an east-west transportation spine that links the Dallas area to other major markets. In addition, the park is positioned near Union Pacific’s Dallas Intermodal Terminal, offering intermodal rail connectivity that can support high-volume goods movement.
According to information on the project, companies operating from Terrell 20 Business Park can reach approximately 99% of the continental United States population within three days or less. This reach is attributed to the combination of highway and intermodal rail access available from the park’s location.
The joint venture between Hunt Realty Investments and Prologis is centered on build-to-suit opportunities within this large industrial campus, enabling users to tailor facilities to specific logistics, distribution or fulfillment requirements. The fully entitled status of the site provides a framework for future development, subject to tenant demand and build-to-suit requirements.
As a result, Terrell 20 Business Park represents one of the larger potential industrial development platforms in its corridor by acreage and entitled square footage, with a focus on serving regional and national logistics users that prioritize transportation access and multi-day delivery reach across the continental U.S.
