IPA Capital Markets has arranged construction financing for Adkisson Group’s Commerce Center Industrial Park, a multi-building project within the 189-acre North Houston Commerce Park. The financing was secured for a new light-industrial development that will expand the park’s footprint and add modern space for a range of industrial users.
The Commerce Center Industrial Park is planned to include nine light-industrial buildings. According to the developer, the project will deliver more than 500,000 square feet of industrial space on approximately 36 acres within Partners North Houston Commerce Park. The buildings are designed to serve distribution, logistics, light manufacturing, and multi-tenant users, with individual building sizes ranging from 30,000 square feet to more than 150,000 square feet.
IPA Capital Markets led the capital placement effort on behalf of Adkisson Group. The IPA Capital Markets team was led by Cullen Atchison and Hayden Sieling, who represented Adkisson Group in arranging the construction financing. The financing was placed with Amegy Bank, which is providing the construction loan for the project.
Adkisson Group is advancing its portion of the business park on land within the larger Partners North Houston Commerce Park, which totals 189 acres. The developer’s roughly 36-acre site will accommodate the nine-building Commerce Center Industrial Park, targeting a mix of industrial users seeking modern light-industrial facilities in the North Houston area.
The industrial park’s buildings, spanning from smaller 30,000-square-foot formats to larger facilities of more than 150,000 square feet, are intended to offer flexibility for both single-tenant and multi-tenant configurations. The space is expected to appeal to users focused on distribution and logistics, as well as light manufacturing operations that benefit from contemporary industrial layouts.
The broader business park was originally developed by Partners, which created the shovel-ready North Houston Commerce Park through its Land Fund 1, launched in 2022. As part of that effort, the necessary infrastructure and entitlements were put in place to support new industrial development, including projects such as Adkisson Group’s Commerce Center Industrial Park.
Partners reports that all of the land in Phase I of North Houston Commerce Park has been sold, indicating strong demand for industrial sites in the area. Adkisson Group’s project represents one of the new developments moving forward within the park as a result of that land sales activity and the availability of construction financing.
