A $300 million, multi-season entertainment venue backed by public-private incentives could strengthen Chattanooga’s hospitality and event ecosystem, supporting nearby CRE demand.

Venu Holding Corporation has acquired a 15-acre site in Chattanooga as part of its planned expansion into Tennessee, with the company preparing to develop a large-scale entertainment venue at the Bend. The project, to be known as Sunset Amphitheater Chattanooga, is planned as a $300 million investment and is positioned as a significant new hospitality and entertainment asset for the city.

The proposed amphitheater is designed to accommodate approximately 12,500 attendees. The plan calls for a canopied roof that can function as both partially enclosed and open air, enabling the venue to operate across multiple seasons. According to the project description, this configuration is expected to make the amphitheater Chattanooga’s first multi-seasonal facility of its kind, with the intent of supporting major touring performances and large-format events throughout the calendar year.

Within the venue, Venu Holding Corporation plans to incorporate a variety of seating and guest experiences. The layout will include a traditional bowl-style seating configuration alongside lawn seating areas. In addition, the development will integrate a selection of premium spaces tied to the broader VENU portfolio, including elevated Owners Clubs and the company’s branded Luxe FireSuites concept. These offerings are expected to be supported by an array of on-site food and beverage options.

Hoar Construction has been selected to serve as general contractor for the project, providing construction services for the planned amphitheater at the Bend. While key design and programming elements have been outlined, the finalization of the project’s development framework is not yet complete. The culmination of the development partnership is described as contingent on the successful completion of a public-private partnership incentive package that is currently under negotiation.

As those discussions proceed, the Sunset Amphitheater Chattanooga concept highlights a major prospective capital commitment to a purpose-built live entertainment venue within the Chattanooga market. The combination of large-scale seating capacity, premium hospitality-focused spaces and year-round usability underscores the project’s potential to expand the city’s ability to host high-profile performances and events, subject to the outcome of the ongoing incentive negotiations.
