VanTrust Real Estate has started construction on Phase 1 of 121 Commerce Park, marking the company's first industrial park project in McKinney. The initial phase will deliver more than 512,000 square feet of Class A industrial space in a two-building, speculative development designed to accommodate a range of industrial users.
Phase 1 comprises Building A at 242,393 square feet and Building B at 270,479 square feet, for a combined total of 512,872 square feet. Both buildings are planned with flexible layouts that can support single-tenant or multi-tenant occupancy, allowing the property to respond to varying size requirements and user types. VanTrust anticipates completing Phase 1 in the second quarter of 2027.
The 42-acre 121 Commerce Park site is positioned at the northwest corner of Tina Drive and State Highway 121. From this location, tenants will have direct access to U.S. 75, State Highway 121/Sam Rayburn Tollway and Highway 380, providing regional connectivity for distribution and logistics operations. The park is also located near McKinney National Airport, adding another transportation option for users that value air cargo or corporate aviation access.
VanTrust has outlined a second phase of development at 121 Commerce Park, with plans for an additional 250,000 square feet of build-to-suit industrial space. This future phase is envisioned to accommodate users requiring customized building specifications, expanding the park's overall footprint and providing room for tailored industrial facilities within the same master-planned setting.
JLL is handling marketing for the project, with Kurt Griffin and Nathan Orbin leading brokerage efforts. VanTrust has assembled a development team that includes Evans General Contractors as the general contractor, GSR Andrade Architects as the project architect and Kimley-Horn providing design and engineering support. Together, these firms are tasked with delivering the initial speculative buildings and setting the framework for future build-to-suit opportunities at 121 Commerce Park.
As construction moves forward, 121 Commerce Park is positioned to introduce a significant block of new Class A industrial inventory to the McKinney market while establishing a scalable platform for subsequent phases on the 42-acre site.
