Brixton Capital has finalized a lease with La La Land Cafe for a new cafe location at its Del Mar Plaza retail property, marking the brand’s first presence in San Diego. The deal places La La Land Cafe on the mezzanine terrace level, combining an interior cafe footprint with an outdoor component designed for additional seating and customer queuing.
According to Brixton Capital, La La Land Cafe will occupy 1,168 square feet of interior space within the existing cafe footprint. The leased area extends beyond the enclosed space to include access to the terrace deck, where patrons will have room for seating as well as space for lines during peak periods. The configuration is intended to activate the mezzanine terrace and take advantage of Del Mar Plaza’s upscale positioning as a retail and social destination.
The space being leased by La La Land Cafe was previously occupied by Pacifica Breeze Cafe, indicating a turnover of food-and-beverage tenancy rather than a new-build expansion at the property. Brixton Capital describes itself as a vertically integrated owner and operator of retail and multifamily properties, and refers to Del Mar Plaza as part of its portfolio. Lease terms, including duration and rental rates, were not disclosed.
Construction start and grand opening dates for La La Land Cafe at Del Mar Plaza have not yet been determined. Brixton Capital’s founder and chairman Marc Brutten noted that the company views the agreement as a first-to-market opportunity, highlighting that La La Land has expanded to more than 30 locations since its launch in 2019. He also expressed an expectation that the Del Mar Plaza location will attract significant foot traffic and become a heavily visited social gathering spot once open.
On the tenant representation side, La La Land Cafe was represented by Victoria Pappas, Brittney Austin and Linda Rubiola of SHOP Companies. Brixton Capital represented itself in the lease transaction and was supported by Andrew Shemirani and Ashley Tiefel of Urban Property Group. No party to the transaction provided information on lease economics, and no schedule was offered for tenant improvements, build-out, or store opening beyond the indication that timing remains to be determined.
The new lease underscores ongoing food-and-beverage leasing activity at Del Mar Plaza, with ownership focusing on bringing in a branded cafe concept that already has a multi-location footprint. As details on construction, delivery and performance emerge, the tenancy will provide further insight into how experiential cafe concepts perform in an upscale retail setting that serves as both a shopping and social destination.
