Teeple Partners has commenced construction on Oaks Reserve, a new 312-unit apartment community positioned along the Innovation Corridor in the Bryan-College Station market. The site is located between Texas A&M University's RELLIS Research Campus and the Texas A&M Health Science Center, placing the project in a growth corridor that serves university-related activity and nearby institutional uses.

Oaks Reserve represents the second phase of a planned three-phase multifamily development that will span more than 53 acres at full build-out. Across the three phases, the master-planned community is expected to deliver approximately 1,000 apartment homes, adding meaningful rental housing stock to the surrounding area. The phased approach allows the developer to respond to leasing performance and demand indicators as each stage is delivered.

The first phase of the project, Brazos Oaks, comprises 315 apartment units and reached completion in June 2026. Since opening, Brazos Oaks has seen strong renter interest and is now reported to be more than 90% leased. That performance provides early evidence of depth in the market for new rental housing near the Texas A&M ecosystem and helps inform the timing and scale of subsequent phases such as Oaks Reserve.

Oaks Reserve is planned with a range of on-site amenities. Apartment homes will offer private yards, and the community program includes a swimming pool and a state-of-the-art fitness facility. Residents will also have access to a conference room, a resident lounge, private workspaces and focus rooms, and a package locker system intended to streamline deliveries. Outdoor recreation will be supported by two pickleball courts, along with separate dog parks designed for small and large dogs.

The development team has engaged several firms in key roles for Oaks Reserve. HLR Architects is responsible for the project's design, shaping both the residential buildings and amenity spaces. Interwest Construction is managing construction for the community, overseeing day-to-day execution and delivery. Construction and permanent financing for Oaks Reserve are being provided by Mason Joseph Company, giving the project a single capital source across both its build and stabilization phases.

As part of a broader three-phase plan, Oaks Reserve is expected to build on the initial success of Brazos Oaks while contributing additional purpose-built housing options to the Innovation Corridor. The combination of proximity to major Texas A&M facilities, a full amenity package, and integrated construction and permanent financing underscores the project's role in the area's ongoing multifamily development pipeline.
