The property is located in the Alliance submarket of the Dallas-Fort Worth region, an area distinguished by its concentration of multimodal transportation infrastructure and established logistics activity.
The asset benefits from proximity to two Class I rail lines, positioning it directly within a key national freight corridor. It is served by the BNSF Alliance intermodal terminal, which links rail freight to regional and national distribution channels. In addition, the property is near Fort Worth Alliance cargo airport, enhancing its connectivity for air freight and time-sensitive logistics operations.
The location also offers direct access to the I-35 corridor, described as the “NAFTA highway” connecting Mexico to Canada. This highway access strengthens the property’s appeal for tenants and users that depend on cross-border trade and long-haul trucking routes. The combination of rail, air, and highway infrastructure underscores the submarket’s function as a major logistics hub.
