StreetLevel Investments has begun welcoming initial tenants to Village at Gateway, a multi-phase, 152-acre mixed-use development in Forney, Texas. The project is positioned at North Gateway Boulevard and U.S. Highway 80 within the larger 2,000-acre Gateway master planned community, an area described as booming. According to the developer, leasing is now underway as the first occupiers open their doors.
Phase 1 of Village at Gateway is planned to include 750,000 square feet of premium retail, entertainment, and restaurant space. Groundbreaking for this phase took place in November 2024, marking the start of what StreetLevel Investments characterizes as the largest ground-up retail development in the Southwest United States. The scale of the first phase underscores the project’s role as a major new regional shopping and dining destination within the Gateway master plan.
The development team has assembled a lineup of national anchors to drive traffic to the property. Village at Gateway is anchored by Target, Home Depot, and H-E-B, providing a mix of general merchandise, home improvement, and grocery offerings. These anchors are intended to support the surrounding small-shop and restaurant tenants across the project’s multiple phases as build-out continues.
Design responsibilities for Village at Gateway are led by architecture and planning firm GFF, while Ridgemont Commercial Construction serves as general contractor. The master plan envisions not only large-format anchors but also a diversified mix of retail, service, and restaurant concepts distributed throughout the site. Upon full completion, the development is slated to deliver an additional 120,000 square feet of retail, service, and dining space beyond the initial phase.
Future phases at Village at Gateway include plans for nine outparcels, creating pads for additional retailers, restaurants, or service users adjacent to the core of the center. The project also anticipates future multifamily residential components, reinforcing its mixed-use profile and adding a built-in customer base for on-site retailers and restaurants. Specific details on the timing and configuration of the residential pieces have not yet been disclosed in the announcement.
On the leasing front, Edge Realty Partners has been engaged to handle retail leasing and sales at the property. David Copeland and Ryan Griffin of Edge Realty Partners are leading the effort to bring tenants into the center and fill both the large-format and small-shop spaces. As more phases deliver and tenant rosters expand, Village at Gateway is expected to serve as a key commercial hub within the broader Gateway master planned development.
