Stockbridge Capital Group has purchased the Alta Potrero apartment community in San Francisco’s Potrero Hill neighborhood, marking one of the city’s highest-priced post-pandemic multifamily trades on a per-unit basis. The 172-unit property, located at 1301 16th St., changed hands for $132 million, according to reporting from the San Francisco Business Times.

The transaction equates to approximately $767,000 per unit. That pricing level places the deal among the most expensive apartment acquisitions completed in San Francisco since the onset of the pandemic, underscoring how select multifamily assets in the city are still commanding premium values.

The Business Times reported that this is Stockbridge’s second acquisition in its hometown so far this year, highlighting the firm’s continued conviction in the local residential market. While additional details about the buyer’s investment strategy were not disclosed, the size and pricing of the Alta Potrero trade signal ongoing interest from institutional capital in San Francisco multifamily.

Market fundamentals have been strengthening alongside this investment activity. According to the Business Times, apartment rents in San Francisco have risen notably and reached historic highs this year. The article links this performance to demand from the region’s AI-driven economic growth and associated hiring, combined with a limited pipeline of new residential supply.

Alta Potrero was delivered by Wood Partners roughly six years ago. The Business Times reported that Wood Partners originally acquired the development site in 2017 for $15.4 million and commenced construction in 2018. The recent sale to Stockbridge therefore represents a full investment cycle for the developer, from land acquisition through development and disposition.

Beyond Alta Potrero, Wood Partners has been an active multifamily builder in the Bay Area. The developer also completed the 330-unit Alchemy apartments at 200 Buchanan in San Francisco, as well as two communities in Oakland and one in Alameda, according to the Business Times. While no transaction details were provided for those assets, the list illustrates the firm’s broader regional footprint.

The seller did not disclose information on current occupancy, amenity programming or rent levels at Alta Potrero. Likewise, the parties have not publicized any financing details, cap rate information or brokerage representation associated with the sale. Even so, the combination of near-record per-unit pricing and improving rent performance positions the Alta Potrero trade as a reference point for San Francisco multifamily valuations in the current phase of the market cycle.
