Fitness tenancy at newly delivered multifamily on the Upper East Side underscores ongoing demand from experiential retailers, supporting landlord efforts to reinforce occupancy and street-level activation in Manhattan.

Solidcore has secured a new Manhattan location, committing to the ground-floor retail space at The Langdon, a newly developed apartment property on the Upper East Side. The strength training brand is taking the street-level premises at 288 E. 88th St., positioning itself within a residential setting as luxury and boutique fitness operators remain active participants in New York City’s retail leasing market.

The space leased by Solidcore is 2,507 square feet and is structured as a long-term commitment, according to a source familiar with the transaction. The studio is expected to open in the first quarter of 2027, adding another location to the brand’s expanding footprint in the city and providing on-site fitness access for residents of the building and nearby customers.

The Langdon is described as a high-end apartment building developed by Alchemy-ABR Investment Partners and Azur Holdings Management LLC. Designed by Hill West Architects, the property rises 24 stories and contains 45 residential units. Amenities at the building include a sports court and a landscaped rooftop terrace. Residential leasing at The Langdon officially commenced in July, with the Solidcore deal adding a branded ground-floor amenity to the offering.

On the leasing side, JLL’s Matthew Schuss and Jesse Wolff represented the landlord in negotiating the retail transaction. Tenant representation was provided by Sean Young of Sabre, who acted on behalf of Solidcore. The parties did not disclose rental rates or additional economic terms of the lease.

Commenting on the deal, Jedd Horn, Director of Capital Markets at Alchemy-ABR Investment Partners, said that Solidcore’s loyal following, premium positioning and distinctive fitness concept are expected to serve as a valuable amenity for residents while introducing a sought-after brand to this portion of the Upper East Side. The pairing of a boutique fitness operator with a newly delivered residential tower underscores how landlords are deploying ground-floor retail to enhance the overall appeal of multifamily properties.

Solidcore, headquartered in Arlington, VA, has nearly 200 operating and announced studios across the United States, including 17 existing locations in New York City. The company’s continued expansion in the market aligns with broader retail leasing trends. According to a June report from the Real Estate Board of New York, fitness operators, luxury retailers, restaurants and digitally native brands are among the tenants contributing to robust momentum in Manhattan’s retail leasing environment.

The addition of Solidcore at The Langdon reflects how fitness concepts continue to align with mixed-use and residential-oriented retail strategies, as owners look to secure tenants that can drive daily traffic and offer lifestyle-oriented amenities for residents and the surrounding neighborhood.
