Fairstead has completed a $26 million rehabilitation program at Coppertree Village, a fully affordable rental community in Houston’s Acres Homes neighborhood. The project targeted a comprehensive refresh of the 324-unit property, which spans 19 residential buildings and offers a mix of one-, two- and three-bedroom apartments. The community is located at 1415 West Gulf Bank Road and is both owned and managed by Fairstead.
The scope of work encompassed significant upgrades to both apartment interiors and building exteriors. Fairstead invested in improvements to individual residences as well as common areas, with the aim of modernizing the housing stock while maintaining its affordability. The rehabilitation also included enhancements to community amenities and new or improved security features, supporting both quality of life and resident safety onsite.
Outdoor spaces were another focus of the project. As part of the rehabilitation, Coppertree Village’s playground was redeveloped, expanding the property’s family-oriented amenities and providing updated recreational space for residents. These improvements were executed across the community’s multiple residential buildings, reflecting a property-wide repositioning effort rather than isolated repairs.
Fairstead worked with financial partners R4 Capital and Woodforest National Bank to complete the rehabilitation. The firm acquired Coppertree Village in September 2021 and carried the project through to completion in August 2025. Coppertree Village is one of five communities that Fairstead owns and manages in Houston, underscoring the company’s ongoing commitment to affordable housing in the local market.
At the city level, Fairstead manages nearly 2,000 units in Houston, with Coppertree Village contributing to that footprint. Nationally, the company oversees more than 30,000 affordable homes across 28 states. According to the company, it ranked number one in the United States for completing substantial rehabilitations in 2025, reflecting a strategy centered on reinvestment in existing affordable communities.
