Related Group has acquired a development site within an office park at 6700 N. Andrews Ave. in Fort Lauderdale, paying $9.3 million for the parcel. The seller was Naya USA. While the development site changed hands, CPN West retained ownership of the existing 309,243-square-foot office building on the property.
The transaction follows Related Group’s move last year to file plans to add multifamily housing on the vacant portion of the office park. The planned community, called Manor Cypress Creek, is designed as an eight-story apartment building with 422 units and 591 parking spaces.
The proposal includes a workforce housing component, with 62 apartments designated for residents earning up to 120% of the area median income. This reserved segment is intended to address demand from renters who fall above traditional affordable housing thresholds but still face cost pressures in the local market.
Planned amenities at Manor Cypress Creek include a pool, a fitness center and an interior courtyard. These features are aimed at supporting on-site resident lifestyle needs and enhancing the property’s competitive position within the surrounding multifamily landscape.
According to reporting cited from the South Florida Business Journal, the project would extend a broader pattern of multifamily development emerging around office buildings in South Florida. Office owners in the region are looking to leverage strong residential demand while enabling more residents to live closer to their workplaces, reshaping how office park sites are utilized.
