The Davis Companies, in partnership with Eloise-Capital, has secured a lease with Little Legacy Village Preschool for the ground-floor retail space at 1975 Madison, an eight-story luxury residential building in Central Harlem. The preschool lease is described as the final element needed to bring the project to completion, with the new location expected to open later this year.

Little Legacy Village Preschool is an early childhood education provider serving children between the ages of two and four. The new space at 1975 Madison will become the group’s second location in Harlem, joining its existing facility at 275 W. 146th St. The expansion reflects the preschool’s decision to extend its footprint within the same community it already serves.

According to The Davis Companies, the delivery of 1975 Madison reflects a coordinated effort among its design, construction, and leasing teams. The building is positioned as a luxury residential property in Central Harlem, and the addition of a preschool on the ground floor is intended to complement the building’s residential use with a community-focused service.

Stephen Skolas, managing director and head of residential development at The Davis Companies and a lead for the firm’s multifamily vertical, emphasized the collaborative nature of bringing 1975 Madison to market. He noted that the project involved close work with partners across multiple disciplines to deliver what he characterized as new, high-quality living options in Central Harlem.

Skolas also highlighted the broader neighborhood impact of Little Legacy Village Preschool’s lease. He described the preschool’s presence as a family-focused, community-serving use that contributes to daily life both for residents of 1975 Madison and for nearby households. By placing an early childhood education provider within the building, the ownership group is aligning the retail component with residential needs in the surrounding area.

With the preschool lease in place and the opening planned for later in the year, the ground-floor retail component at 1975 Madison is now fully committed. The combination of luxury residential units on the upper floors and educational space at street level underscores the mixed-use character of the property within Central Harlem.
