Pricing on a fully market-positioned, attainable AMI asset near a major university underscores ongoing investor appetite for small-unit urban workforce housing in transit-served locations.

Ponderay Apartments, a 40-unit multifamily property in Seattle’s University District, has changed hands in a $6.26 million transaction. The garden-style community is located at 5625 15th Ave NE and sold for an average of $156,625 per unit, reflecting investor interest in smaller-format housing near major educational and transit hubs.

Originally constructed in 1963, Ponderay Apartments comprises 21,540 square feet of residential space. The unit mix includes 22 one-bedroom apartments and 18 studio units, offering a range of compact layouts for renters seeking attainable pricing in a supply-constrained neighborhood near the University of Washington.

The studios at the property average 478 square feet, while the one-bedroom units average 588 square feet. According to the marketing team, these floor plans are larger than typical micro-units in the surrounding area, positioning the asset as a relatively spacious option within the local small-unit competitive set. This configuration supports residents who prioritize proximity to campus and transit while still seeking functional living space.

Ponderay Apartments sits in the heart of the University District, within walking distance of the University of Washington campus. The location also offers convenient access to the U District Light Rail Station, providing regional connectivity for students, staff, and other residents who rely on transit for commuting. Nearby shopping, dining, and entertainment venues contribute to steady renter demand and help support occupancy for smaller-format multifamily assets in the area.

On the brokerage side, Cushman & Wakefield’s Seattle office represented the seller, Ponderay LLC, in the disposition. The buyer was Rovers Landing LLC. Director Jacob Odegard led the assignment for Cushman & Wakefield and oversaw the marketing and negotiations on behalf of the seller.

Odegard noted that the property’s unit mix, which is primarily composed of studios and one-bedrooms, supports attainable rental housing for residents earning approximately 50% to 60% of area median income. This positioning underscores the asset’s role in the local workforce and student housing ecosystem and highlights ongoing investor demand for properties that can serve income-constrained renters in established urban neighborhoods.
