Welcome Group has executed a full-building lease with Pactra USA, Inc. at the International Commerce Center in Adairsville, Georgia, fully occupying the Class A industrial and logistics facility. The property totals 691,667 square feet and is positioned as a modern large-format building designed to serve distribution, logistics, and manufacturing users. Pactra Corporation manufactures and distributes custom magnetic products, including motors, transformers, and inductors, aligning the tenancy with the building’s industrial-focused design.
The International Commerce Center is located at 7634 Highway 140 in Adairsville, less than one mile from Interstate 75 at Exit 306. This proximity provides direct connectivity to Highway 140 and the broader interstate network, which is a key consideration for logistics and manufacturing tenants with regional and multi-market distribution needs. According to the announcement, the facility now achieves 100% occupancy with Pactra USA’s commitment to the entire building.
From a regional access standpoint, the property is positioned to tap into multiple logistics corridors. It offers immediate access to the Appalachian Regional Port, which supports intermodal cargo movement, and is integrated into the greater Atlanta logistics network. The building is approximately 59 miles from both Atlanta and Chattanooga, placing it between two major Southeastern population and economic centers and potentially supporting multi-directional freight flows.
The facility is described as featuring modern industrial specifications intended to accommodate large-scale distribution, logistics, and manufacturing operations. While specific building features are not detailed, the Class A designation and the focus on large-scale users indicate infrastructure suited to contemporary supply chain and production requirements, including the ability to handle high-volume throughput and industrial workplace needs.

With this deal, International Commerce Center transitions to a fully leased position, supported by a single industrial tenant with manufacturing and distribution operations.
