CRE Market Beat Take
New, large-format logistics space at Bridge Point Miami Station modestly increases supply in a tight Miami industrial market, potentially easing near-term space constraints for distribution users.

Miller Construction Company has completed Bridge Point Miami Station, a new industrial warehouse project delivered for client Kurv Industrial in Miami. The development is located at 11690 NW 105th Street and consists of two ground-up, tilt-wall buildings totaling 326,448 square feet of industrial space.

The project is designed as a distribution and logistics hub with direct access to major Miami roadways, positioning it to serve users focused on regional and local goods movement. Both buildings are currently laid out for single-tenant occupancy, but the design allows for reconfiguration to accommodate multiple users if required.

Bridge Point Miami Station represents an investment of almost $29.3 million, according to the project information. The combination of large-format warehouse footprints and logistics-oriented site design reflects the ongoing emphasis on last-mile and regional distribution functionality in modern industrial projects.

Building 1 at Bridge Point Miami Station totals 128,805 square feet. Within that footprint, the building includes 2,621 square feet of speculative office space that can support tenant administrative and operational needs. The site plan for Building 1 provides 137 parking spaces, which includes 5 ADA-designated spaces and 4 parking spaces equipped for electric vehicles.

Building 2 is the larger of the two structures, totaling 197,643 square feet. It incorporates a 2,903-square-foot speculative office component, offering additional flexibility for future tenants that require embedded office functions alongside warehouse operations. Parking for Building 2 consists of 192 spaces, including 6 ADA spaces and 4 EV-capable spaces, supporting both employee and visitor demand.

The design and engineering team for Bridge Point Miami Station includes several specialized firms. Arcadis served as the architecture provider for the project, while B&K Engineering Group handled mechanical, electrical, and plumbing engineering. DDA Engineers was responsible for structural engineering, and Langan Engineering provided civil engineering services. Together, these firms supported Miller Construction Company in delivering the new industrial complex for Kurv Industrial.

With construction completed, the two-building complex adds modern warehouse capacity to the Miami industrial landscape. The combination of speculative office build-outs, flexible tenant configuration, and parking with ADA and EV accommodations is intended to align the property with contemporary logistics and distribution requirements.
