National Property Planning 1.1M-SF Katy Industrial Park
CRE Market Beat Take
A 1.1M-SF, tax-advantaged Class A park in Katy should support tenant demand in the Houston industrial corridor while incrementally increasing supply-driven competition for older product.

National Property Holdings is planning Katy Prairie Business Park, a large-scale industrial development totaling 1,083,420 square feet in Katy, Texas. Conceived as a Class A industrial project, the business park is intended to accommodate modern distribution, manufacturing and related industrial users in a growing corridor west of Houston.

The project is designed as a two-building campus to be delivered in phases. Phase I is planned at 402,480 square feet, while Phase II is planned at 680,940 square feet. Together, the phased approach offers flexibility for users seeking a range of footprint options within a single coordinated park environment.

Leasing and marketing responsibilities for Katy Prairie Business Park have been awarded to a CBRE team. The group includes Faron Wiley, Billy Gold, Charles Herold and Jett Bush, who have been selected to bring the project to market for lease. Their mandate is to position the park with industrial tenants seeking modern space with prominent regional access and visibility.

National Property Holdings has prior experience in the immediate area, having developed a Domino’s warehouse across the street from the future business park site. That nearby project underscores the corridor’s suitability for large-format logistics and distribution facilities serving consumer-facing brands and supply-chain users.

A notable differentiator for Katy Prairie Business Park is its tax profile. The site is located in Waller County and is described as benefiting from a favorable tax environment, including potential tax abatement opportunities. In addition, the business park is expected to offer competitive property tax rates, which may help tenants and occupiers manage long-term operating costs relative to other industrial locations.

Katy Prairie Business Park will rise at 500 and 700 Igloo Road, providing direct visibility along the Katy Freeway. The freeway is characterized as one of Houston’s most heavily traveled corridors, giving the project strong exposure to regional traffic and facilitating access for freight, employees and service providers. This location is intended to enhance connectivity for users that require efficient transportation links.

The surrounding industrial landscape includes a mix of nearby users such as major consumer goods companies, large-scale manufacturing operations, and firms active in solar energy and emerging technologies. The presence of these users highlights the corridor’s role as a diversified industrial hub that serves both traditional logistics needs and newer, innovation-oriented sectors.

As planning progresses, the combination of Class A industrial specifications, freeway visibility, and a potentially advantageous tax structure positions Katy Prairie Business Park as a competitive option for tenants evaluating locations in the Katy and greater Houston industrial market.
