The property, identified as Arrowhead Executive Center, consists of 101,397 square feet of Class B office and medical space. It is organized as an eight-building campus situated on 12 acres of infill land, providing a multi-building environment within an established commercial area. At the time of the transaction, the complex was reported to be 94% occupied.

The campus sits directly across from Arrowhead Towne Center, positioning it within a busy commercial corridor. This proximity to a regional retail destination underscores the property’s placement in an active trade area with complementary uses nearby. The center’s infill setting suggests it is surrounded by existing development rather than being a greenfield location, which may support ongoing tenant demand for established, accessible space.

Arrowhead Executive Center is located at 17235 North 75th Avenue, giving it direct access to key regional transportation routes. The property is described as benefiting from connectivity to major transportation corridors, including Loop 101 and Bell Road, which serve as important thoroughfares for commuters and visitors. The availability of nearby public transit and major highways is noted as enhancing commuter convenience and supporting workforce mobility to and from the campus.

On the disposition side of the transaction, Woodside Health was represented by Cushman & Wakefield.
