JLL Capital Markets has arranged a $78.7 million construction takeout financing for The Flynn at Live Oak, a newly completed luxury multifamily property in Dallas, Texas. The five-story community comprises 327 residential units and represents a sizable addition to the local apartment inventory.
JLL represented the borrowing partnership of Conor Commercial Real Estate and Globe Corporation in the transaction. The loan was placed with funds managed by Blue Owl Capital Inc., providing permanent debt to refinance the project’s construction financing.
Located at 4931 Live Oak St., The Flynn at Live Oak offers a mix of studio, one-bedroom and two-bedroom apartments. Units average 832 square feet, positioning the property in the market’s upscale segment. The building’s design and unit mix are intended to appeal to residents seeking both modern finishes and access to a robust amenity package.
Community amenities include a 2,500-square-foot pool with a sun shelf, as well as two outdoor courtyards equipped with fire pits and grilling stations. A sky lounge with views of downtown, a fitness center featuring an outdoor yoga area, co-working offices, and a grab-and-go convenience store further support resident lifestyle needs.
The property also offers 420 parking spaces, with electric vehicle charging stations provided on every level of the parking garage. This parking program reflects growing demand for EV infrastructure within newer multifamily assets and enhances the building’s competitive position with residents who prioritize on-site charging access.
JLL Capital Markets’ Debt Advisory team led the assignment on behalf of the borrower. The team included Lucas Borges, Lauren Dow, Sam Tarter, Aidan Flanagan and Christian Johnston, who collectively coordinated the refinancing execution and placement of the loan with Blue Owl-managed funds.
