Lincoln Property Company has fully leased its Luke Field industrial campus near Luke Air Force Base in Glendale, Arizona, after securing two full-building commitments from a new artificial intelligence user. The leases, at a 2.4 million-square-foot logistics development, total more than 1.1 million square feet and bring the three-building, Class A project to 100% occupancy.
The incoming tenant, described as a leading company in the artificial intelligence sector, has committed to occupy Luke Field’s Building A and Building B. Building A totals 695,750 square feet, while Building B comprises 454,761 square feet. With these two buildings now spoken for, all rentable space at the 140-acre campus is under either lease or ownership.
Luke Field also includes Building C, a 1.28 million-square-foot facility that had previously been acquired by Walmart. The retailer purchased Building C in late 2025 for $152 million, a transaction that was noted as Arizona’s largest industrial building sale of that year. Walmart remains an existing tenant at the campus, operating from the building it owns.
The project is positioned at the southeast corner of Litchfield Road and Northern Avenue in Glendale, directly bordering Luke Air Force Base. Property addresses include 13543 A Northern Avenue, 13543 B Northern Avenue, and 7733 Litchfield Road. The location anchors the development in a logistics corridor that benefits from proximity to major transportation infrastructure and a large employment base.
Luke Field was developed by Lincoln Property Company in partnership with Goldman Sachs, delivering a modern logistics campus designed for large-scale industrial and distribution users. The property offers on-site amenities aimed at supporting employee comfort and collaboration, including barbecue stations, a shaded outdoor eating area, and dedicated collaboration spaces for workers.
On the leasing front, the new artificial intelligence tenant was represented by Bob Mohr and Elizabeth Loving of Mohr Partners Inc. in negotiating its occupancy of Buildings A and B. The representation underscores continued brokerage activity around large-format industrial facilities in the Luke Air Force Base area, where big-box users are securing significant blocks of space.
With the latest leases finalized and Walmart’s prior acquisition of Building C, Luke Field now combines long-term ownership and tenancy across its full footprint. The combination of institutional development sponsorship, a major corporate owner-occupier, and a new artificial intelligence user highlights ongoing tenant and investor interest in modern industrial product in Glendale’s logistics corridor.
