Real Capital Solutions has acquired 101 Marietta, a 36-story office tower in downtown Atlanta, marking a sizable office investment at a time when many buyers remain cautious about the sector. The firm purchased the 673,819-square-foot property at 101 Marietta Street NW for $49.5 million, which equates to approximately $73 per square foot.

The high-rise office tower is located within Atlanta’s central business district and overlooks the Centennial Yards development, placing it in one of the city’s most active urban cores. The property offers floorplates of about 20,000 square feet, giving it the flexibility to serve a range of tenant sizes and space configurations.

Leasing at 101 Marietta currently stands at 54.1%, reflecting both the broader challenges in the office market and the potential for future lease-up. The building is home to a diverse tenant mix that includes the Atlanta Hawks, The Federal Defender Program, YKK AP America, flexible workspace provider Industrious, and the U.S. Small Business Administration.

Originally constructed in 1975, 101 Marietta has undergone multiple rounds of reinvestment. The property was renovated in 1999 and again in 2016, with more than $12 million in capital improvements completed by prior ownership. Those improvements have focused on modernizing the building’s presentation and functionality, including lobby renovations, upgrades to tenant amenities, enhancements to building systems, and improvements to digital signage.

Real Capital Solutions’ chief acquisitions officer, Adam Abeln, framed the purchase as an example of the firm’s willingness to pursue opportunities in a segment many investors are currently avoiding. He noted that while a significant share of the market is steering clear of office properties, Real Capital Solutions sees some of the most attractive current opportunities in commercial real estate “hiding in plain sight.”

With its scale, downtown location and established tenant base, 101 Marietta represents a substantial office holding within Atlanta’s central business district. The combination of in-place tenants, vacancy to lease, and recently completed capital improvements positions the asset for potential operational and leasing initiatives under Real Capital Solutions’ ownership, although specific business plans were not disclosed.
