Lendlease and joint venture partner Aware Super have opened Habitat, a two-building mixed-use campus in Los Angeles, and have begun welcoming the first residents. The project is designed as a live-work-thrive environment that brings together luxury housing, creative office space and restaurant-ready retail space on a single site.
The residential component, known as Habitat Residences, rises 12 stories at 3411 S. La Cienega Blvd., at the point where Culver City meets Los Angeles. The property delivers 260 apartments in a mix of studio, one-bedroom and two-bedroom layouts, with penthouse residences located on the top two floors. The building targets renters seeking a higher-end living experience adjacent to creative office space and neighborhood-serving retail.
Immediately next to Habitat Residences, the campus includes a six-story creative office building totaling 260,000 square feet. The office structure is designed to appeal to tenants seeking modern, flexible workspace in a campus setting that also provides on-site housing and ground-floor retail. The office building incorporates 2,900 square feet of retail space at street level that is described as restaurant-ready, positioning it to accommodate food and beverage or similar activated uses.
CBRE has been engaged to handle leasing for the campus, including the creative office space and the ground-floor retail. With the office and retail now open for leasing as the residential building brings in its first residents, ownership is moving the campus into its initial lease-up phase across uses.
According to Ryan Burton, director of development and senior vice president at Lendlease, a key design objective for Habitat was to connect users to the surrounding Southern California landscape. He noted that both the residential and office buildings incorporate full-height windows and private terraces, and that an acre of open space serves as a central feature of the community. These design elements are intended to integrate indoor and outdoor environments across the campus.
The delivery of Habitat adds new luxury apartments, creative office space and activated retail to the Los Angeles market at a location that sits at the convergence of multiple neighborhoods. With the project now open and leasing underway, the joint venture between Lendlease and Aware Super has transitioned Habitat from development to initial occupancy.
