Advance Realty Investors has introduced Continuum, a dedicated life science and advanced manufacturing campus planned for up to 1.1 million square feet of new construction in Bridgewater, in Somerset County, NJ. The project spans more than 60 acres along U.S. Route 202/206 and is being positioned to accommodate a wide spectrum of life science and advanced manufacturing users through flexible, build-to-suit development.

JLL has been retained on an exclusive basis to oversee leasing at Continuum, with a mandate to attract occupiers across research, production, and related industrial uses. The leasing approach emphasizes customizable space that can be tailored to the specific operational and technical needs of tenants, supporting users that may require specialized lab, manufacturing, or logistics configurations within a single campus setting.

The campus is moving forward under an approved site plan, and Phase I construction is already underway, signaling that initial buildings are advancing toward future delivery. The development is supported by a long-term PILOT agreement between Advance Realty Investors and the Township of Bridgewater, providing a defined tax framework for the project as it builds out its full program of new construction.

Advance Realty Investors describes Continuum as part of a shift in how research and development environments are planned, noting that many users now seek integrated ecosystems rather than isolated facilities. The campus is being designed to connect research and development, advanced manufacturing, and logistics functions within one cohesive, ground-up setting intended to improve efficiency and shorten timeframes from discovery to production and distribution.

By concentrating these uses on a single, newly constructed life science and advanced manufacturing campus, Continuum aims to facilitate collaboration at scale among a range of occupiers. As Phase I progresses under the existing entitlements and tax framework, the project is positioned to add sizable, purpose-built inventory for life science and advanced manufacturing users in Bridgewater and the surrounding Somerset County market.
