The sale underscores buyer appetite for fully executed adaptive reuse retail and mixed-use assets, suggesting that stabilized, repositioned product can attract capital even as ground-up projects face more scrutiny.

LBX Investments has acquired a 134,113-square-foot retail and mixed-use portfolio in Nashville for $54.3 million from Vintage South Development. The transaction involves two adaptive reuse properties, Breeze Block and Stateline, which are located roughly two miles apart in the city.

According to reporting from Commercial Search, the assets include Breeze Block, a 39,452-square-foot retail center at 6100-6110 Robertson Ave., and Stateline, a mixed-use property totaling 94,661 square feet at 5300 Centennial Blvd. Together, the properties combine retail, restaurant, wellness, creative office, and traditional office uses within repositioned buildings that were originally industrial and warehouse space.

Breeze Block is a two-building shopping center that offers a mix of retail, restaurant, wellness, and creative office space. The asset was originally constructed in 1970 as an industrial facility. Vintage South later converted the property to retail use and expanded it to its current size in 2023, reflecting a recent completion of the repositioning effort prior to the sale.

Stateline is also the result of an adaptive reuse strategy, created through the transformation of an older warehouse into a two-level mixed-use building. The property features approximately 70,000 square feet of office space across its upper levels, complemented by first-floor retail space. The tenant base includes a blend of fitness, medical, wellness, and service-oriented users, underscoring the portfolio’s multi-tenant and multi-use profile.

The two properties together provide LBX Investments with a diversified income stream from a range of tenant types and uses within a single Nashville portfolio. Both assets illustrate the reuse of legacy industrial and warehouse buildings to meet current demand for experiential retail and flexible office environments in infill locations.

Vintage South Development, which carried out the adaptive reuse and expansion work at the properties, exited its investment through this sale. On the disposition side, JLL’s capital markets team of Richard Reid, Jim Hamilton, and Brad Buchanan negotiated the transaction on behalf of Vintage South Development. The deal highlights continued investor interest in scaled, repositioned retail and mixed-use assets in Nashville’s urban fabric.
