LBX Investments has acquired a retail and mixed-use portfolio in Nashville from Vintage South Development in a transaction totaling $54.3 million. The portfolio comprises 134,113 square feet across two properties located within approximately two miles of each other in the city.
The assets include Breeze Block, a 39,452-square-foot retail center at 6100-6110 Robertson Ave., and Stateline, a mixed-use property at 5300 Centennial Blvd. totaling 94,661 square feet. Both properties were originally industrial or warehouse facilities that have been repositioned through adaptive reuse into contemporary commercial space.
Breeze Block is a two-building shopping center that combines retail, restaurant, wellness and creative office space. The property was originally constructed in 1970 as an industrial facility before being converted to retail use and expanded. That conversion and expansion were completed in 2023, bringing the project to its current footprint and mix of space types.
Stateline is the result of an adaptive reuse initiative that transformed an older warehouse into a two-level mixed-use building. The property contains approximately 70,000 square feet of office space on the upper floors with ground-floor retail. Tenancy at Stateline includes a variety of fitness, medical, wellness and service-oriented users, reflecting a diversified roster across the project.
JLL arranged the sale on behalf of the seller, with a capital markets team of Richard Reid, Jim Hamilton and Brad Buchanan negotiating the transaction. The deal consolidates two nearby adaptive reuse properties under LBX Investments’ ownership, combining retail, office and creative space in one Nashville portfolio.
The transaction highlights continued institutional interest in repositioned industrial and warehouse assets that have been converted to modern retail and office uses. With both Breeze Block and Stateline having undergone recent adaptive reuse efforts, the portfolio represents a fully converted, multi-tenant offering within Nashville’s retail and mixed-use environment.
