Life company capital backing a five-year permanent refi on new Class A suburban office within a mixed-use node suggests selective lender comfort where amenity-rich ecosystems support demand.

Childress Klein Properties and Ascentris Real Estate have secured a $68.3 million refinancing package for two Class A office buildings at the Waverly mixed-use development in Charlotte. The financing recapitalizes The Nexus and Hub at Waverly, which together comprise 312,738 square feet of modern office space within the 90-acre project.

CBRE arranged the new debt on behalf of the sponsorship, with Nate Sittema and Will Chapman leading the assignment. According to the parties, the transaction was structured as a five-year permanent loan provided by a life insurance company, reflecting institutional capital interest in stabilized suburban office within larger mixed-use environments.

The Nexus and Hub at Waverly are located at 6325 and 6210 Ardrey Kell Road in South Charlotte. Each property rises six stories, offering mid-rise office product in a walkable, amenity-rich setting. The Nexus, at 6325 Ardrey Kell Road, totals 157,383 square feet, while The Hub, at 6210 Ardrey Kell Road, spans 155,355 square feet. The buildings are relatively new additions to the office inventory, with The Hub delivered in 2017 and The Nexus following in 2019.

Both assets sit within Waverly, a 90-acre mixed-use destination in South Charlotte. The development combines office, retail, hospitality and residential uses, positioning the properties within a diversified environment that can appeal to both employers and employees. The office buildings benefit from direct proximity to the broader project amenities and surrounding rooftops.

The Waverly retail component totals 250,000 square feet and is anchored by a Whole Foods Market. The shopping and dining mix includes more than 40 restaurants, shops, and fitness and wellness offerings, providing extensive on-site services and daily needs retail. This concentration of amenities underpins the live-work-play character of the development.

Hospitality at Waverly is represented by a 140-room Hilton Garden Inn & Conference Center, which adds meeting space and lodging capacity to support corporate users and visitors. Residential uses include the 375-unit Lantower Waverly apartment community, as well as 140 single-family homes and townhomes integrated into the master-planned layout.

By securing a new life company loan on a five-year term, Childress Klein Properties and Ascentris Real Estate have locked in fresh senior financing on relatively new, institutional-quality office product within an established mixed-use setting. The transaction highlights the role of long-term insurance capital in funding Class A office segments that are supported by robust amenity packages and mixed-use scale.
