JLL has been engaged to market The Stack, a distinctive 16-story office tower in Dallas’ Deep Ellum district. The assignment gives the brokerage the listing for a recently built, fully leased asset in one of the city’s best-known urban neighborhoods. The building, completed in 2021, stands as a relatively new entrant to the local office inventory and reflects recent investment in the Deep Ellum area.
The Stack totals 217,000 square feet and is currently 100% leased, according to information released with the listing. The Dallas Business Journal reports that the building and its land are valued at $77.5 million. In addition, the property is backed by $133 million in remaining contractual revenue, providing a measure of income visibility for prospective investors evaluating the offering.
Ownership of The Stack is held by a joint venture between Westdale Real Estate Investment and Management, Ivanhoé Cambridge and Hines. The partnership delivered the project in 2021 and has since leased the entire building, positioning it as a stabilized, income-producing office property. With JLL now overseeing the listing, the joint venture is testing investor interest in a modern, fully occupied asset in Deep Ellum.
Major tenants at The Stack include advertising agency TRG and third-party logistics provider Worldwide Express. Worldwide Express previously announced in 2021 that it would relocate its headquarters to The Stack from Victory Park, underscoring the building’s appeal to corporate users seeking contemporary workspace in a walkable urban district. These tenants contribute to the property’s diversified income stream and help underpin the reported contractual revenue remaining on the leases.
Located at 2700 Commerce St., The Stack incorporates a mix of uses and amenities within its 16 stories. The property offers approximately 200,000 square feet of office space alongside 15,000 square feet of ground-floor retail. Amenities at the building include a 10th-floor amenity deck, private tenant balconies, a fitness center, a curated coffee and cocktail lounge, and concierge package delivery. These features position the asset as a modern office environment geared toward tenant retention and employee experience.
The marketing of The Stack occurs at a time when investors are closely scrutinizing occupancy, lease terms and income durability in the office sector. With full occupancy, a roster of notable tenants and reported remaining contractual revenue of $133 million, the offering provides a case study in how newer, amenitized office product in established urban districts is being brought to market and evaluated by potential buyers.
