A seven-figure square-foot commitment at a speculative project indicates deep tenant appetite for large-format logistics space in the Central Valley, which may support further industrial development and leasing velocity in non-coastal California markets.

CapRock Partners has secured a full-building lease with a global corporate warehouse user at Building 1 within CapRock Central Point III in Visalia. The tenant, which was not disclosed, has committed to 1,270,750 square feet of industrial space, placing the transaction among the largest industrial leases completed in California’s Central Valley in recent years.

Building 1 is located at 4001 N. Plaza Dr. and serves as the initial phase of CapRock Central Point III, a speculative industrial development planned for four buildings totaling 2.7 million square feet. The project forms part of CapRock’s broader Central Point master plan, which is designed to deliver approximately five million square feet of LEED-certified industrial facilities.

According to CapRock, the master-planned environment is intended to attract modern industrial occupiers seeking scale and operational efficiency in a consolidated logistics setting. The fully leased status of Building 1 at such a large footprint underscores user demand for facilities that can accommodate high-volume distribution and warehousing requirements.

Monique Snowden, vice president of asset management at CapRock, noted that current industrial occupiers are prioritizing locations that allow them to move goods more quickly, streamline operations and support long-term growth. She highlighted Visalia’s combination of transportation access, labor availability and development capacity as factors supporting the area’s appeal for logistics users.

Snowden added that the lease at Building 1 provides further evidence of the Central Valley’s role as a growing logistics hub serving the West Coast and broader national distribution networks. The transaction reinforces the region’s evolution from an emerging alternative to coastal markets into a core component of many supply chain strategies.

JLL facilitated the lease transaction for Building 1. The assignment was led by executive managing director Mike Fowler, working with partners Mike McCrary and Mac Hewett. Specific lease terms, including duration and economics, were not disclosed by the parties involved.

With Building 1 now fully committed, CapRock Central Point III advances as a key element of the larger LEED-certified Central Point master plan in Visalia. The project’s scale, combined with the size of this initial lease, positions the development as a notable industrial node within the Central Valley’s growing logistics corridor.
