User demand from specialized manufacturers and headquarters tenants is supporting small-bay industrial in the Lehigh Valley, even without disclosed pricing guidance for buyers and lenders.

A partnership between Benchmark Real Estate and Regal Ventures has purchased an industrial facility in Easton, Pennsylvania, that serves as the global headquarters for Human Active Technology (HAT). The single-tenant building totals 85,053 square feet and is fully occupied by HAT, which designs and manufactures ergonomic workspace solutions for office, retail, and other commercial environments.

The property is located at 100 Kuebler Road within Forks Industrial Park, a master-planned industrial and manufacturing development in Forks Township. According to the buyers, the Easton asset functions not only as HAT’s corporate base but also as a key production site supporting its ergonomic product lines. The partnership is planning an approximately 70,000-square-foot expansion at the site so that HAT can consolidate and bring its distribution processes on-site.

Originally constructed in 1972, the Easton facility underwent a renovation in 1993. The steel-framed building sits on a 12.4-acre parcel and is configured with one grade-level door and five dock-height doors, supporting both manufacturing and distribution uses. The existing building size combined with the planned expansion would significantly increase the property’s overall functional capacity for the tenant once completed.

The transaction details, including the sale price and the identity of the seller, were not disclosed. The acquisition adds another industrial asset to the portfolios of Benchmark Real Estate and Regal Ventures, with the stability of a single, long-term user in place. HAT is expected to remain in occupancy as the property expands, using the site as its centralized hub for global operations and distribution.

The property benefits from its location in the Lehigh Valley’s small-bay industrial segment, which continues to attract users seeking functional space in the Northeast corridor. David Lawrence, director of acquisitions at Regal Ventures, noted that the Lehigh Valley remains a compelling small-bay industrial market. The Easton facility’s combination of existing improvements, planned expansion potential, and established occupancy by a specialized manufacturing tenant aligns the asset with ongoing demand for well-located industrial product in the region.
