Trademark Property Company and Harrison Street Asset Management have formed a joint venture to overhaul the 43-year-old Lincoln Square mall, launching a $135 million redevelopment that will rebrand the property as Anthem. InterBank is providing both refinancing and construction financing for the project, while Trademark will direct a comprehensive renovation of the existing complex.
Site work is scheduled to begin next month, with delivery targeted for early 2028. The initial phase of activity will focus on demolishing 70,000 square feet of space that has already been vacated, making way for a reconfigured layout and new construction. This marks the first visible step in repositioning the aging asset into a more contemporary destination.
Upon completion, Anthem is expected to encompass approximately 404,000 square feet dedicated to retail, food and beverage, public areas and entertainment uses. The joint venture is emphasizing a repositioning toward an activated retail and entertainment environment, replacing underutilized and vacant portions of the property with a more curated mix of experiential offerings and gathering spaces.
Leasing momentum is already emerging, with Trademark in final lease negotiations for more than 35,000 square feet of retail and food-and-beverage space. While the current business plan centers on a retail and entertainment-focused destination, the partners have indicated they will also evaluate additional mixed-use elements as the project advances and market conditions warrant.
Several partners have been engaged to execute the redevelopment. Dwell Design Studio is serving as design architect, shaping the new vision and public realm for Anthem, while Joeris General Contractors has been selected as general contractor to oversee demolition and construction. With capital committed, design and construction teams in place, and an initial wave of tenants nearing lease execution, the Anthem project is moving from planning into active implementation.
