JLL Capital Markets has arranged construction financing for a new industrial development at 9 Porete Avenue in North Arlington, Bergen County, NJ. The project will deliver a 41,115-square-foot industrial facility tailored to logistics and distribution users in one of the region’s most established industrial corridors.
JLL secured the financing on behalf of The Hampshire Companies LLC, which is advancing the development. Senior managing directors Michael Klein and Jon Mikula, together with senior analyst Kevin Badger, led the JLL Capital Markets team. The loan was provided by Glacier Credit Strategies, which is supporting the ground-up construction of the property.
The site sits within the Borough of North Arlington’s Porete Avenue Redevelopment Area, a designated 25-acre industrial zone. This district is positioned in the Meadowlands submarket, an area that continues to attract warehouse, logistics, and distribution investment due to its established infrastructure and access to major population centers.
The planned facility is being designed to serve last-mile and delivery-focused industrial users. Its configuration is intended to align with the needs of tenants that prioritize speed-to-customer and close proximity to transportation networks serving the broader region. The project represents Hampshire’s second industrial redevelopment within the Porete Avenue area, underscoring the firm’s continued focus on repositioning and modernizing sites in this industrial cluster.
Commentary from the JLL team highlights the broader context for the financing. Klein noted that the Meadowlands continues to draw strong interest from both developers and lenders, citing the submarket’s strategic position between New York City and the region’s port infrastructure. That location advantage, he said, is a key driver of ongoing tenant demand in a market where modern industrial space remains limited.
According to JLL, Hampshire’s plan for the property is aimed at addressing this shortfall by delivering contemporary industrial space that can accommodate today’s logistics requirements. The transaction underscores the role of construction financing in advancing new industrial supply in locations where land is scarce and demand for well-located warehouse space remains elevated.
