Transwestern’s team of Carlos Gaviria, Ben Eisenberg, Walter Byrd and Thomas Kresse represented Jet Engine Technology Corporation in the acquisition. Casal Group represented the seller, Century Properties. According to the report, the building is located just down the street from Jet Engine Technology Corporation’s existing headquarters, reinforcing the company’s footprint in this established industrial corridor.
The South Florida Business Journal previously reported that the warehouse last sold for $17.26 million in 2024. The latest sale price of $29.5 million reflects a notable increase over that prior trade, highlighting the recent trajectory of values for functional industrial assets in this submarket. The property was originally developed in 1984 on a 4.7-acre site, providing both building area and yard space for logistics and aviation-related uses.
The building’s position within America’s Gateway Park places it in a location with convenient connectivity to Miami International Airport. Founded in 1997, Jet Engine Technology Corporation operates as a Federal Aviation Administration Part 145 Certified Repair Station. With this acquisition, the company plans to take over the entire building to support the expansion of its FAA Repair Station operations. This full-building, owner-occupier strategy suggests that the asset will be integrated directly into the company’s core operations rather than being leased to third-party tenants.
