Ivy Park and The English: $600M Two-Tower Hotel and Residential Project Planned in Dallas

Developer Duo Pursuing $600M Dallas Hotel, Residential Project
CRE Market Beat Take
The scale and luxury positioning of Ivy Park and The English highlight ongoing capital appetite for high-end mixed-use product, but zoning approvals remain a gating factor for timing and execution risk.

Developers Jonas Woods and 3-O Real Estate Partners are planning a $600 million mixed-use project featuring two towers on a 2.2-acre site near McKinney and Webb avenues along the Katy Trail. The project, branded as Ivy Park and The English, is envisioned as a combination of hotel and for-sale or for-rent residential product in a location a few blocks north of Knox and near the Highland Park border.

According to reporting cited from The Dallas Morning News, the plan calls for a 30-story tower that would combine a boutique hotel component with for-sale condominiums, and a separate 20-story residential tower. Both buildings would rise from the same 2.2-acre parcel, positioning the development within an established, amenity-rich corridor adjacent to the popular recreational trail.

The 30-story tower, Ivy Park, is expected to include a 97-room boutique hotel paired with 63 multimillion-dollar condominiums offered for purchase. The hotel component would provide hospitality capacity alongside the for-sale homes, concentrating higher-end product in a vertical format on a relatively compact site. The residential units are described as multimillion-dollar condos, indicating a luxury positioning within the local housing market.

The second building, a 20-story tower named The English, is planned for 90 condominium units. These homes could be structured either as for-sale or rental product depending on market conditions at the time of delivery, giving the developers flexibility to respond to future housing demand and pricing dynamics. Together, the two towers would bring a combined 153 condominium units to the site, in addition to the 97-room hotel.

Woods has indicated an ambition to start construction before the end of 2028, establishing a multi-year runway for finalizing the development program, capital stack, and construction timeline. However, the project is still subject to city zoning approvals, and entitlements remain a key step before any groundbreaking can occur.

The proposal underscores ongoing investor and developer interest in dense, mixed-use formats that pair hospitality with high-end residential inventory along well-known urban corridors. As the entitlement process moves forward, the outcome will help clarify both the timing and ultimate program mix for Ivy Park and The English.
