Developers Plan $600M Ivy Park and The English Hotel-Residential Towers Along Dallas’ Katy Trail

Developer Duo Pursuing $600M Dallas Hotel, Residential Project
CRE Market Beat Take
A $600 million, zoning-dependent luxury hotel-condo plan along the Katy Trail highlights continued investor conviction in infill Dallas, but entitlement timing remains a key execution risk.

Developers Jonas Woods and 3-O Real Estate Partners are advancing plans for a large-scale mixed hotel and residential project in Dallas, proposing a two-tower complex with an estimated cost of $600 million. The development, to be known as Ivy Park and The English, is slated for a 2.2-acre parcel near the intersection of McKinney and Webb avenues along the Katy Trail. The site is located a few blocks north of Knox and near the Highland Park border, positioning the project within one of the city’s most prominent in-town corridors.

According to details reported by The Dallas Morning News and cited in the Connect CRE coverage, the plan calls for a 30-story tower and a 20-story tower on the same 2.2-acre site. The taller building, Ivy Park, is designed to combine a boutique hotel component with for-sale residential units, while the shorter tower, The English, would be dedicated to condominium housing, with future tenure flexibility depending on market conditions.

Ivy Park, the 30-story tower, is being envisioned with a 97-room boutique hotel alongside 63 multimillion-dollar condominiums. The condominiums in this tower are planned as for-sale units, targeting buyers in the high-end segment of the market. The co-location of hospitality and residential uses within a single tower is intended to create a vertically integrated environment that blends hotel services with luxury living.

The English, the proposed 20-story companion tower, would add another 90 condominium units to the site. These residences could be offered either for sale or for rent, with the ultimate decision to be guided by market demand as the project advances. In total, the combined program across both towers would deliver 153 residential units, in addition to the 97-key boutique hotel component.

Woods has indicated an ambition to begin construction before the end of 2028, signaling a relatively long pre-development and entitlement runway for the project. However, the proposal remains subject to city zoning approvals, and the developers will need to navigate the local entitlement process before any groundbreaking can occur. No additional information has been released on prospective hotel branding, design timelines, or project phasing beyond the targeted pre-2029 start.

As currently presented, Ivy Park and The English would add significant new luxury residential inventory along the Katy Trail while introducing a boutique hotel to a well-established urban neighborhood. The project’s scale and mixed-use program underscore ongoing developer interest in high-end, trail-adjacent locations, even as it remains in the proposal and zoning-review stage.
