Brightshore Capital has sold the Port 225 Commerce Center, a recently completed Class A industrial project totaling 484,056 square feet in the Houston metropolitan area. Cabot Properties acquired the two-building complex following an unsolicited offer to Brightshore.
Port 225 is located on 26.5 acres at 307 and 315 Beltway Green Boulevard, within Houston’s Southeast industrial submarket. The development consists of a 128,992-square-foot rear-load warehouse paired with a 355,064-square-foot cross-dock facility, providing a large-scale logistics footprint in a single, master-planned setting.
Brightshore acquired the Port 225 site in 2023 and advanced the project through its in-house development team, culminating in construction completion in 2025. GTIS is also cited as having built the development in 2024. The transaction therefore marks a sale of a newly delivered industrial asset with modern specifications and distribution functionality.
The location was selected for its established industrial and logistics ecosystem in Southeast Houston, including direct access to Beltway 8 and State Highway 225. The site also benefits from proximity to the Port of Houston and the Houston Ship Channel, positioning Port 225 to serve regional and global trade flows connected to one of the country’s busiest port complexes.
The disposition of Port 225 follows Brightshore’s 2025 sale of Champions Circle Business Park in the Dallas–Fort Worth area, underscoring continued investment activity by the firm across major Texas distribution hubs. Beyond this individual transaction, Brightshore’s U.S. industrial development and acquisitions platform now spans approximately 12 million square feet across the Southeast and Texas, reflecting an ongoing strategic focus on high-demand logistics corridors.
While transaction pricing and other financial terms were not disclosed, the unsolicited nature of the offer from Cabot Properties highlights sustained investor interest in newly built, institutional-quality industrial product near key transportation infrastructure. For both parties, the Port 225 trade adds scale and liquidity within a core Gulf Coast logistics market anchored by port-driven demand.
